As we wrap up the year, we typically see the market slow down as individuals and families settle into the holiday season. Colder weather, fewer daylight hours, and early winter storms naturally reduce the time buyers spend touring homes. This year, however, hasn’t followed the usual script.
A Slower Summer → A Busier December
Unlike most years, the summer market was noticeably slower, with nearly three times the average days on market compared to earlier in the year and previous summers. Homes took longer to sell, inventory began to build, and buyers suddenly had more choices and less competition.
Layer in broader economic uncertainty, and many Americans chose to stay put. Meanwhile, hopeful buyers waited for mortgage rates to dip below 6%—a threshold we still haven’t reached.
Because so many buyers pressed “pause” during the summer, we’re now seeing a late-year surge in activity. Buyers are coming out in December to tour homes and begin their searches instead of waiting for January.
What About the Spring Market?
Yes—the “spring” market traditionally brings stronger demand. But it also brings more listings. That increase in inventory could reduce upward pressure on pricing and create more competition for sellers. In other words: spring may be busier, but not necessarily better for every buyer or seller.
For Buyers: Why Waiting May Not Be Your Advantage
If you’re debating whether to buy now or wait until 2026, today’s market may offer meaningful opportunities:
· Inventory is still healthy, giving you solid options.
· Buyer competition is lower right now than it will be in spring.
· If you’re looking for something rare—your “needle in a haystack”—you may have more choices next year as inventory grows.
· However, if you need to write an offer with a home sale contingency, your chances of success are much stronger now than in the competitive spring market. That window may be closing.
